Permits and codes in New Mexico
New Mexico licenses contractors at the state level through the Construction Industries Division of the Regulation and Licensing Department. A GB-98 residential license is the standard credential, and the CID online lookup shows status and bond. The state adopts uniform codes statewide and CID inspectors handle permits anywhere without a local building department, which covers most rural land; Albuquerque, Santa Fe and Las Cruces run their own offices. The state recently adopted the 2021 IECC, so insulation and blower door requirements are stricter than neighboring Texas. Engineering drivers are 115 mph wind on open mesa, modest seismic along the Rio Grande corridor, and real snow loads in the Sangre de Cristos. Septic needs a liquid waste permit from the New Mexico Environment Department, and domestic well permits come from the Office of the State Engineer.
Financing a barndominium in New Mexico
Farm Credit of New Mexico merged into American AgCredit in October 2023, which now covers the state from its Albuquerque office. AgTrust Farm Credit serves several eastern New Mexico counties from the Texas side. Metal homes are common around Edgewood, Moriarty and the east side, so comparables are workable outside Santa Fe. Expect 15 to 20 percent down on a construction loan, and land equity often covers part of it.
