BuildMax sells three things: stock house plans, custom design work, and framing kits. The company is a dba of Viers Technology, LLC, has supplied plans and kits nationwide since 2003, and grew out of a home consulting business the founders started in 1998.

What BuildMax does not do is construction. You hire your own general contractor or act as your own. For steel kits they can point you to manufacturer-affiliated erection crews in some areas, but the contract for labor is yours to manage. Modifications to a stock plan add $750 to $2,000 or more. A fully custom design costs about 45 percent more than a comparable stock plan, and they advertise a 21-day custom design service.

Three caveats matter more than the sticker price. First, sales are final, with no refunds after purchase. Second, plans are engineered and code-checked for the original build location, so a plan drawn for one county may need rework for yours. BuildMax also cites a 40x60 example, 2,400 square feet, where shell kit packages commonly run $40,000 to $76,000, with large custom designs passing $100,000 for the package alone.

On delivery speed, BuildMax says a stock or modified plan can be manufactured into a steel kit, inspected, wrapped, and loaded in 6 weeks or less. That is fast for the industry, but the kit is rarely the schedule bottleneck. Your permit and your foundation crew are.

What is not in the kit?

The kit is a materials package for the shell, and everything else is on you. No BuildMax kit includes the foundation, and none includes labor. You are also buying separately: land, driveway, well or water tap, septic or sewer, electrical service, plumbing, HVAC, insulation, drywall, cabinets, fixtures, flooring, and paint. The record is thin but leans positive. BuildMax has been BBB accredited since November 2022 and holds an A+ rating with zero complaints and zero customer reviews on file. NiceLocal shows 4.7 stars across 14 reviews. HomeAdvisor shows 5 stars from a single verified rating. Reviewers who like them mention good communication and attention to detail during the design phase.

The negatives we found: 1 Trustpilot reviewer reported design plans that failed to meet their specifications, and third-party review sites flag the no-refund policy and the location-specific engineering as recurring friction points. Aggregate ratings across platforms range from 3.2 to 5 stars.

How does a BuildMax kit fit into a real budget?

So the kit is about 20 to 30 percent of the finished number. The gap is foundation, trades, interior finish, site work, and labor, and it does not shrink because the kit was cheap. The ratio holds in cheaper markets too: Tennessee and Oklahoma turnkey estimates run $130 to $210 per square foot, so a kit saves you design and framing procurement, not two-thirds of the project. Who is BuildMax a good fit for?

BuildMax fits people who are managing their own build and want plan-plus-materials handled by one vendor. That means owner-builders, buyers with a trusted local GC who has framed metal or post-frame buildings before, and rural builds where turnkey barndominium builders are scarce. The published pricing is a genuine advantage. Most kit sellers hide everything behind a quote form, and BuildMax puts real numbers on the page.

The financing side is workable too. BuildMax lists lending partners including Cardinal Finance and First Federal Bank of Kansas City for construction-to-permanent loans, which matters because many banks still balk at barndominiums. Who should look elsewhere?

Skip BuildMax if you want one contract and one throat to choke. If you cannot or do not want to manage a foundation sub, a framing crew, and 4 or 5 trades, a turnkey builder will cost more per square foot and save you from expensive sequencing mistakes. Also look elsewhere if your county requires stamped engineered plans and you want the wood kit, since those plans ship without a stamp. BuildMax is a legitimate plan and kit supplier with unusually transparent pricing and a small but mostly clean review record. The $28 per square foot entry price is a fair materials number, not a trick, and the 6-week steel kit timeline is competitive. The weak spots are real: thin third-party reviews for a 20-year-old company, no refunds, and engineering caveats that can bite you at the permit counter.

Treat the kit price as a framing line item, budget 3 to 4 times the kit number for the finished house, and BuildMax is a reasonable way to start an owner-managed build.
