New Hampshire adopts a statewide building code under RSA 155-A, based on the 2018 I-codes, but enforcement is local and dozens of small towns have no building inspector at all. There is no general contractor license in this state. Only electricians and plumbers are licensed, through the Office of Professional Licensure and Certification, so vet your builder with references and a written contract because there is no board to check. Engineering drivers are heavy ground snow loads, 90 psf and up in the White Mountains, plus 48 inch frost depth and ledge that complicates foundations. Every septic design and installation needs approval from the NHDES Subsurface Systems Bureau regardless of what the town requires. Current Use tax status on rural land changes when you build, so budget the land use change tax.

Financing a barndominium in New Hampshire

Farm Credit East covers all of New Hampshire after absorbing Yankee Farm Credit in 2022 and lends on rural homes, land and construction. Community banks and credit unions handle most construction-to-perm loans in the state. Post-and-beam building is a local tradition, so appraisers accept non-standard framing more readily than in most states, but true barndominium comps are thin. Expect 20 to 25 percent down.
