The Barndominium Company is a legitimate business, but it is a design and media brand, not a construction company in the way most searchers assume. It sells barndominium floor plans starting at $3,900, plus consulting and interior design services, and it does not publish any construction pricing. There is also a second, unrelated company called The Barndo Co in South Carolina that actually builds houses, and reviews for the two get tangled together online. This review covers both.

The Barndominium Company is a barndominium design firm founded by Stacee Lynn, who markets herself as The Barndominium Lady. She is a self-taught designer who built a 1,500 square foot barndo in Texas in 2017, then a 5,200 square foot home called the Creek House two years later, and documented both on social media. That content grew into a brand with more than 434,000 TikTok followers and press features in the New York Times, Texas Monthly, and Houston TV.

By 2021 she reported having designed nearly 150 barndominiums around the country. The company's LinkedIn page describes a staff of more than 20 architects, designers, and team members. The catalog now lists over 200 floor plans from under 500 square feet to over 6,000.

The site calls the firm a luxury design-build company. What it publishes prices for, though, is design: plans, plan modifications, renderings, and consulting. That distinction matters for the rest of this review.

No, and this is the single most useful fact on this page. Searches for "the barndominium company" and "the barndominium co" return two separate businesses, and their reviews get attributed to each other constantly.

If you are reading a review that mentions a build contract in the Carolinas, it is almost certainly about The Barndo Co, not Stacee Lynn's firm.

What does The Barndominium Company actually sell?

It sells plans and design services, priced a la carte. Stock plans start at $3,900. A plan set includes floor layouts, elevations, electrical and plumbing placement, roof layouts, and foundation outlines, delivered as PDFs formatted for 36 by 24 inch printing.

The add-ons stack up fast. Up to 3 interior changes runs $1,500 and up. Adding a carport to a plan is $2,700 and up. Room renderings start at $600 each and video walkthroughs at $750 per room. Consulting packages of 4 or 8 hours are quote-only. Full custom design is also quote-only.

So a plan with a few changes and renderings for 3 rooms can pass $7,000 before you have talked to a single builder. That is not a scam, custom residential design costs real money everywhere. But be clear about what you own at the end: paper, not a building.

How much does it cost to actually build one of these plans?

Far more than the plan, and this is where we think the marketing needs a reality check. Texas, where this brand is based, runs $140 to $210 per square foot turnkey, or $40 to $70 for shell-only.

Run the math on the Creek House scale of build. A 5,200 square foot barndominium at Texas rates is roughly $728,000 to $1.09 million turnkey, before land, well, septic, and site work. Most buyers fund that with a construction loan, not cash. Even a modest 2,000 square foot plan lands around $280,000 to $420,000 turnkey in Texas. Our standing warning applies here too: any turnkey quote under $100 per square foot is usually a shell quote in disguise. Gorgeous plan photos do not change concrete, framing, and HVAC prices. Budget from construction cost backward, then buy the plan, not the reverse.

What do reviews say about The Barndominium Company?

Public review data on Stacee Lynn's firm is surprisingly thin for a brand this visible. We found no notable BBB complaint record and no substantial Reddit threads from paying design clients, positive or negative. The press coverage is real and flattering, but it profiles her story and homes, not client outcomes.

Read that two ways. The good read: thousands of social followers and years of selling plans have not produced a visible trail of angry customers. The cautious read: most of what you can find online about this company was produced by the company. For a plan purchase of a few thousand dollars that risk is bounded. For quote-only custom design or consulting engagements, ask for recent client references and get deliverables and revision counts in writing.

What do reviews say about The Barndo Co?

Mixed, with a gap between its ratings and its worst reports. The Barndo Co holds a BBB A+ rating and has been accredited since March 2025. It averages 4.6 stars across 41 Google reviews and 4.3 across 148 reviews on Birdeye. The company reports over 350 completed projects since its founding in October 2021.

The complaints are not trivial. BBB customer reviews include one client reporting $7,000 lost after being onboarded, another saying the process "automatically goes downhill" after signing, and a third describing budget assurances that fell apart later. A 2023 BBB complaint called delivered plans unusable. One Birdeye reviewer suspected some positive reviews came from friends or family of employees, which we cannot verify either way.

Its refund terms, surfaced in a BBB complaint response, deserve attention: a $1,500 administration fee is non-refundable immediately at signing, and the remaining balance is refundable only within 30 days and before design work starts. Read the agreement before wiring anything.

Who is each company a good fit for?

The Barndominium Company fits people who want a distinctive, design-forward plan and are willing to pay a premium for it. If you follow Stacee Lynn's content, like her style, and have a realistic construction budget already framed out, buying a plan from a designer with 200 plus barndo-specific designs is a defensible move. The Barndo Co fits buyers in upstate South Carolina and nearby parts of North Carolina, Tennessee, and Georgia who want plans and construction from one shop, and who go in with eyes open on the contract terms.

Who should look elsewhere?

Skip The Barndominium Company if you are shopping for a builder. It does not publish construction pricing, and a plan does not shorten your builder search by a single day. You still need a local barndominium builder who can execute a post-frame or steel design, and plan-to-builder handoffs go smoother when the builder is involved before you lock the plan. Be careful with The Barndo Co if you are outside its four-state build area, since you would only be buying plans, or if non-refundable deposits before design work make you uncomfortable. The BBB review pattern there is a reason to slow down, not necessarily to walk away.

Our take

The Barndominium Company is legit, but the honest label is design studio with a large media arm, not builder. The plans are real, the press is real, and the prices are premium for the category: $3,900 and up against $2,245 at The Barndo Co and under $1,000 at generic plan shops. You are paying partly for barndo-specific design experience and partly for the brand. Nothing wrong with that if you know it.

The marketing machine critique lands on the gap between the design-build language and the published reality. If a company sells you a vision of a finished home, it should either price the finished home or say plainly that construction is on you. We think the second is the truth here for most buyers.
